A house is the largest purchase most people will make in their lives.  When you find the house you want to spend the rest of your life in it pays to get an appraisal done prior to making an offer.   Property have moved rapidly in both directions over the last several years and knowing what a property is worth prior to making an offer can save you considerable time and money.

When we conduct a pre-offer appraisal GNYAS will analyze recent sales in the area, current listings and properties  that have recently gone into contract.  We have access to the best and most recent data available through MLS, private data services and extensive contact's in the industry.  We'll let you know which direction prices are trending in your prospective neighborhood and any factors that may have an adverse impact on the market value of the property.  The appraisal can be either a full appraisal (a full inspection of the property) a drive-by appraisal (we inspect the property from the street) or a desk review appraisal where we rely on information provided in the listing or from the buyer.  Prices range from $150 to $350 for a typical single family house.

Remember, realtors have a stake in selling you the house and you mortgage lender has a stake in getting your loan to close.  Isn't it worth it to spend a relatively small amount of money to get an unbiased opinion of what the property you are going to buy is really worth.

Once you've decided to sell your house the most important decision you will make is how much to ask for it.   Set the price too low and you could be leaving thousands of dollars on the table.  Set the price to high and your house can languish on the market forever.

A pre-listing appraisal by one of GNYAS's appraisers will let you set the price right so you can sell your property for a fair price and do it quickly.  Many people think they know what their house is worth based on what they heard the house "down the block" sold for.  There are two problems with this.  The first is housing market is going through a period of rapid price changes.  What the house down the street sold for a year ago may have little bearing on the value of you property right now.   Second is that often times the price you heard a property sold for is quite different from the price it actually did sell for.
